# Garage space in Luleå: how to rent a garage from Lulebo *Folke Lindqvist* *22 oktober 2026* > Garage spaces in Luleå are usually rented through your landlord. How Lulebo's parking queue, priority order and garage rules work. If you want a garage space in Luleå, you usually rent it from the landlord where you live. At Lulebo, the municipal housing company, garages and parking spaces are let through a parking queue on My Pages, and spaces go first to tenants in the same residential area. If you are not a Lulebo tenant, you can only get a space when no tenant wants it, and 25% VAT is then added to the monthly fee. ## Garage space in Luleå: what types are there? Lulebo rents out several kinds of reserved spaces: outdoor spaces with an engine-heater post, spaces in carports, in garages and in multi-storey car parks. There are also caravan spaces and motorcycle spaces. A rented space may only be used by the person who holds the contract for that space. Lulebo itself refers to "cold garages/car parks" with engine-heater sockets, meaning garages without heating. On Hertsön, for example, new unheated garages are being built where the spaces are 2.85 metres wide, compared with 2.5 metres in the old garages. If you are looking for a heated garage in Luleå, ask the landlord directly whether the garage is heated before you register interest. "Garage" in a listing does not automatically mean heated. ## How to rent a garage space from Lulebo 1. **Register in the parking queue.** It is part of the My Pages service on lulebo.se. Anyone can view vacant spaces, but only people in the queue can register interest. 2. **Meet the requirements.** You must meet both Lulebo's general letting conditions and the special conditions for parking spaces. Only the person or people named on the apartment contract can apply for a space. 3. **Register interest in vacant spaces.** Spaces are allocated by queue points, first to tenants in the area concerned. Sometimes a space is offered on a first-come, first-served basis. 4. **Look at the space before you accept.** Lulebo advises you to visit the area and preferably try parking, so you know the space suits your car. 5. **Sign the contract and read the terms.** The general terms are printed on the front and back of the contract. If you need more than one space, as a tenant you can rent an additional one if available. ## If you do not live in a Lulebo apartment The order is clear. Tenants in the area concerned get the first chance, then tenants in Lulebo's other areas. Only if no tenant at all wants the space can it be offered to someone who does not rent an apartment from the company. Lulebo is then required under the VAT Act to add 25% VAT to the advertised monthly fee. The same VAT rule applies if you sublet your apartment. Subtenants may rent a parking space for the period the sublet is approved, but with VAT on the fee. If you do not have a Lulebo apartment, it is also worth asking private landlords and housing cooperatives in the area where you want to park. ## Rules that apply in the garage Lulebo's general terms for parking spaces are clear. Read them before you sign: - The space is rented as is and is only for a passenger car or motor vehicle. Caravans and trailers may not be parked there. - You may not repair or service the car in the space. - A car classed as a scrap vehicle may not be kept there. - In a garage you may not store flammable gas or liquid, apart from the car's tank and one spare can. - You may not transfer the space to someone else without the landlord's consent. - The landlord accepts no liability for theft of or damage to the car. - Rent is paid in advance, no later than the last working day before each month or quarter. ## Rent, swaps and notice for a garage space in Luleå Since 1 January 2023, the rent for all Lulebo parking spaces and garages has risen by 2% a year, regardless of type and area. The most common space, outdoors with an engine heater in an urban area, became 9 kronor a month more expensive with the 2023 increase. The current monthly fee for a specific garage is shown in the listing for that space. If you rent an outdoor space with an engine-heater post, you must have rented and paid for it for at least six months before you may swap to another such space. Parking spaces and storage units are not included in an apartment swap. The notice period for a parking space at Lulebo is three months, counted to the turn of the month following three months. If you give notice on 8 September, the contract runs until 31 December. If you give notice on your apartment, your garage and parking contracts are terminated automatically with the same notice period. ## Do you charge an electric car? Lulebo has around 5,800 parking spaces with engine-heater sockets, outdoors, in carports and in cold garages and car parks. An electric car can be charged slowly through the socket.
